The CPO Course and Exam that was originally scheduled for September will now take place Oct. 4-6.

If you were scheduled for the September course, your registration will transfer to the new date unless you submit a written cancellation. JAHMA and PennDel AHMA strive to ensure that the courses we sponsor include up to date, relevant information. With the release of HOTMA expected in June, it will not be covered in the CPO Course. Therefore, we have added a four hour HOTMA training on the third day of this course. Any student who is registered for the full CPO Course will be registered for the HOTMA training at no additional cost.

A Comprehensive Course for Managers of Affordable Housing

INCLUDING LIHTC DEVELOPMENTS COMBINED WITH HUD AND PUBLIC HOUSING PROJECTS UNDERGOING RAD CONVERSIONS TO PBRA

The Certified Professional of Occupancy (CPO) course is a comprehensive program offered by the National Affordable Housing Management Association (NAHMA) for property management staff in affordable developments, including LIHTC combined with HUD and Public Housing projects undergoing RAD conversions to PBRA. It is the only occupancy course that covers the HUD 4350.3 Handbook in its entirety, with specific handbook references cited in the margins of the course text.

Each participant will receive a copy of the 4350.3 Handbook at this course. The two and a half day program is composed of occupancy focused instruction. Participants will receive a voucher from their hosting AHMA to take the CPO exam independently on their own at their home office, or property. Students that successfully pass the exam will receive a CPO certificate and lapel pin. All CPOs will be listed in an online national certification directory. The CPO is a requirement for NAHMA’s National Affordable Housing Professional (NAHP®) certification program. 

Fees and reasonable expenses for the course are an approved project expense for front-line staff. It is recommended that course attendees have a basic knowledge of the HUD 4350.3 Handbook prior to registration.

It is recommended that attendees bring a highlighter, a calculator and Post It notes to the course.

For those students taking the CPO Exam: The CPO Exam is a take home, open book exam. You will receive instructions and a voucher to take it at your convenience within 3 weeks of the course end date.

Instructor: Michael Alexander

Michael Alexander has been in the housing industry 40+ years. He has served as the Executive Director of the Affordable Housing Management Association of East Texas. He also was Project Administrator for The Pinemont Apartments, a Section 8/202 property for the elderly and disabled, from 1994-2011. Although he officially retired from AHMA East Texas in 2022, he continues to train as a Certified NAHMA Trainer for the CPO and FH. He teaches a variety of classes for managers and maintenance personnel.

A Texan native, Michael attended Eastern Washington State University where he earned a Bachelor of Arts Degree in Music; he also earned a Master of Arts degree from Houston Graduate School of Theology. He has also participated in the Art and Practice of Leadership Development program at the John F. Kennedy School of Government, Harvard University. He is a Master Practitioner of the Meyers Briggs Type Indicator (MBTI)

His first children’s book, “Henry, the Laughing the Hippopotamus” has been published and is available at Amazon and Barnes and Noble.

Other Details

There is a $50 administrative fee for cancellation 15 working days prior to the course. After this date, fees are nonrefundable. A substitute may be sent in the place of the registrant. Class space is limited, therefore your registration must be accompanied by full payment in order to confirm your space for this CPO course.
