Tax Credit Training & SHCM Exam

This course covers all of the key LIHTC program regulations, placed in service, credit period, compliance period, unit eligibility and transfers, next available unit rule, rent skewing, maximum rent, utility rents, applicant eligibility, student households, income limits, income and assets, verification, initial-annual-interim certifications, file maintenance, set asides, minimum set asides, habitability and physical inspections, monitoring and reporting compliance, and recapture rules (among other topics).

This is an excellent review course for the veteran, or an excellent certification course for the person seeking a national designation! The Specialist in Housing Credit Management (SHCM) has been developed by the National Affordable Housing Management Association, the American Association of Homes and Services for the Aging, and the National Apartment Association.

The SHCM is designed BY management professionals FOR management professionals to ensure they have attained mastery in the knowledge, experience and competence required in order to excel in managing LIHTC-financed multifamily rental housing. Following the course, individuals may sit for the SHCM examination. Two years of relevant experience is required in order to use the SHCM certification. Those who do not have the two years of experience may complete all requirements and enter a “candidacy period” equal to the time remaining to meet that requirement.

Important Information

  • Please arrive by 7:30 AM for registration; session will start promptly at 8:00 AM.

  • All participants MUST bring a laptop for the 2nd day in order to take the online proctored test onsite.

  • Attendees should bring a highlighter and calculator to the course.



Day One: 

Registration will begin at 7:30 am and materials will be distributed at that time.  A Breakfast will be provided. The course will begin promptly at 8:00 am and conclude by 5:30 pm.  Lunch and afternoon break  will be provided. 

Day Two:

Breakfast will be provided at 8:00 am.  The course will begin promptly at 8:30 am and conclude at 12:00 pm.  

The optional Specialist in Housing Credit (SHCM) Certification Exam will begin at 1:00 pm and will end at 5:00 pm.  If you are taking the SHCM Exam, lunch will be provided.

*Fees and reasonable expenses for the course are an approved project expense.

Cancellation Policy: Registration fees will be refunded less a $50 processing charge if received in writing ten (10) business days prior to the seminar. Substitutions, but no refunds, can be made after that date.
